Project Challenges

The customer was keen to keep this garden room under 15 square meters internally, to not trigger the building regulations 1M boundary limit, allowing the building to be positioned close to the boundary.  This would save valuable garden space, especially important when other property extensions have already reduced the original homes’ outside space.

It is always important to consider not just how a garden room will look from the outside, but also to consider the resulting internal space and how it will be utilised.  Especially important for smaller garden room spaces.

To achieve this, we discussed with the customer what they wanted from the space, an office, a teenager's lounge with TV and a small space for an exercise bike.  To ensure all this was achievable from the garden room, we took down the measurements of the customer’s existing equipment and new furniture ideas and drew these items to scale on the proposal’s layout plan.  Seeing these items to scale in the space at the design stage ensures there will be no layout regrets or slightly misfitting furniture within the space.
