Our Proposal

Key Design Features

  • 7.5m x 4.5m building.

  • The ground conditions were load tested & 2m ground screws were used to ensure sufficient loading capacity.

  • Vertical, clear grade, western red cedar cladding finished with Remmers UV protection.

  • Aluminium Bi-fold door, corner aspect window & two full height windows.

  • Internal dividing wall and internal door.

  • Split system AC unit installed.

Project Challenges

Although planning permission is not normally required for our buildings, the listed building status for this property meant that full planning approval would be needed.  We also needed to navigate the issue of some nearby trees having preservation orders (TPOs) and present evidence that we wouldn’t damage the root structure of the trees excessively with the foundations.  

Additionally, the site exists very close to a river, as a result of this, we found the ground conditions were soft when we conducted our initial site visit.

To assist with the planning application and as part of our service, we produced accurate scaled elevation drawings of the building for the application process, together with our method statement for the ground screw foundations system to overcome the TPOs.  

After having the ground conditions professionally load tested, we specified 2m long ground screws for the foundations to provide the required support for a building of this size.

The planning application and foundation installation method statement were all approved by St. Albans' planning department in early 2023 and we completed the garden room build in July 2023.  This was the end of a long process for our customer, which started with contacting us in May 2022.
