Key Design Features

  • 4.8m x 3.2m building,

  • Cedar clad, composite viewing deck with access steps.

  • Vertical, No.2 grade, western red cedar channel cladding finished with Remmers UV protection.

  • 4.2m wide, aluminium sliding doors & two 1.2m wide full height windows.

  • 1.2m rear overhang for outside, wall mounted tool storage.

Project Challenges

Although planning permission is not normally required for our buildings, the conservation area status of the site and legalities and confusion around permitted development rules for raised decking areas meant that, in this case, the customer opted to attain a certificate of lawful development before proceeding with the project. The site enjoyed fantastic views across the valley, but with these views came with a difficult access route, this being via a 100M wooded path with a 25M incline, for what would be more than 3 tonnes of materials.

Decking areas over 300mm normally require planning permission, from the images you can see for this design, we would be way over this. It is worth noting that the 300mm is measured from the highest natural ground point around the decking perimeter, so as part of this design, we wrapped the decking around one of the corners to meet with a lower existing ground level, which also provided a walking route to the rear tool storage area.

We produced accurate scaled plan drawings for the certificate of lawful development and completed the application process as part of our service. The decking was originally challenged by the local planning authority, however, once we pointed out the details of the design that they had missed in their first assessment, in late 2022, they confirmed the design’s full compliance and issued the certificate of lawful development for the project. The difficult route was managed with an all-hands-on-deck approach, plenty of hard work, and yes, it snowed on the main delivery day!
